Here are the steps we follow when we are contacted by a Realtor, Builder or Home Owner about a vacant property:
1Vacant Property Assessment:
Our first step is to set up an appointment to see the house in person. Our assessments include a property visit to tour the property and begin creating a custom staging & marketing plan for the home. An assessment is different from a consultation in that we do not offer recommendations to update or modernize a property as part of this visit. If a property is dated or needs work done, we advise you to book a staging consultation instead.
Property assessments or staging consultations are booked online.
Flat Fee: $150.00 + HST however should the staging quote be approved, we will apply a $50 credit to the invoice.
Once we have visited the property, we go back to our warehouse and put together a marketing plan that includes both furniture and decor for the home. Our plan always emphasizes the key selling areas of the house and the furniture & decor we base our selections on fit the profile of the target buyer and the lifestyle they will aspire to have. Within 24 hours of our property visit, we submit the give our clients a complete marketing & staging plan to transform their property. Pricing starts at $2,500 + HST for the initial 4-week term investment and includes our minimum furniture rental fee, staging fee and a one time delivery/pick up fee.
Once the quote has been approved, our team moves very quickly. Contracts, deposits and property access details are handled efficiently by our office. Typically, upon approval of the quote Rooms in Bloom can stage the house within 4 – 7 business days.
4Furniture Installation & Photography:
On Staging Day, the Rooms in Bloom team will arrive with the furnishings and install them into the home. Typical installations take between 2 – 6 hours to complete and once all of the furnishings have been installed, our photographer will take professional pictures and provide them to our clients for their marketing materials. This gives our clients a complete marketing package!
Once the home has sold, our team will arrange a time to come in and remove all the furnishings from the property so that it’s all ready for its new owners!
